Since June 2020 (for new tenancies) and April 2021 (for all existing tenancies), landlords in England must have their rental properties inspected by a qualified electrician and receive an EICR at least every 5 years. The landlord must give a copy to the tenant within 28 days of the inspection, and provide a copy to any prospective tenant within 28 days of a request. If the report shows faults (C1 or C2), the landlord must arrange for the work to be done within 28 days (or sooner). If a local council asks for a copy of the EICR, it must be provided within 7 days. Failing to comply can result in a fine of up to £30,000 per property. Scotland has similar rules under the Housing (Scotland) Act. Wales and Northern Ireland have their own requirements — check local legislation.
